About this property
This forestry estate of approximately 33 hectares (81 acres) is located at Doizieux, within the Pilat massif in the Loire, close to the Crêt de l'Oeillon peak which rises to 1,364 metres. The site commands remarkable panoramic views over the Rhône valley and, in clear weather, towards the Alpine ranges.
The woodland is predominantly composed of a mature fir plantation over 80 years old, with an estimated standing timber volume exceeding 2,000 m³ of sawlog quality. The trees display an average diameter of 45 cm and height of 26 metres. The forest also includes a mixed conifer-broadleaf zone suitable for packaging timber, together with a scree area with limited tree cover.
Access is excellent and the locality benefits from a dynamic local timber processing sector. Selective felling management would enable timber harvesting to commence immediately upon acquisition whilst promoting natural fir regeneration. The forest benefits from favourable forestry taxation (partial wealth tax exemption, Monichon regime for succession).
