Woodland estate of 11 hectares and 52 ares situated in the commune of Réau, Seine-et-Marne. The property comprises two distinct wooded parcels of equal size, each measuring approximately 5 hectares and 76 ares (14.25 acres each).
The woodland is managed as coppice with standards, characteristic of the natural region of Brie and Tardenois. The tree species present are typical of this territory: oak, ash, poplar and elm, supplemented by hazel. This diversity of broadleaf species gives the woodland considerable ecological value.
Both parcels form part of the Plessis Picard woodland and benefit from good access. The first is bordered to the south by the departmental road RD 306, whilst the second adjoins a communal lane to the north. Dry stone walls, though in poor condition, mark the boundaries with ditches alongside the access ways.
