This mixed forestry estate of approximately 38 hectares (94 acres) is located in the commune of Bousignies-sur-Roc, some 15 kilometres east of Maubeuge, close to the Belgian border. The property benefits from excellent access via the departmental road that runs along its entire eastern boundary.

The woodland comprises a fine diversity of broadleaf and coniferous species: oak, beech, ash, maple, wild cherry, birch, hornbeam and spruce make up this well-balanced mixed forest. A simple management plan has been established to guide silvicultural management over the period 2023–2033, ensuring sustainable and responsible timber harvesting.

The property also includes a hunting lodge, a valuable feature for shooting enthusiasts. The shooting rights will be free of any lease from November 2026 onwards, offering the new owner complete freedom of management.
