This woodland estate of nearly 40 hectares (98 acres) is situated in a valley in Eure, on soils with excellent forestry production potential. The property comprises principally broadleaf woodland distributed across various stand types.

Over 31 hectares (77 acres), plantations established some thirty years ago feature sessile and red oak, sweet chestnut, maple and ash. These young stands, with the exception of ash affected by ash dieback disease, display strong growth and have already undergone their first thinning. Natural woodland occupies approximately 4 hectares (10 acres) of mixed species, including 2 hectares (5 acres) of managed high forest comprising oak and beech with medium and large timber representing a significant standing timber capital.

The property also includes two open meadows. The woodland presents notable sporting interest. Acquisition is conditional upon maintaining the forestry designation and establishing or implementing a sustainable management plan.
