This forest estate of over 42 hectares (104 acres) in a single parcel is situated within the Landes de Gascogne massif, in close proximity to Mont-de-Marsan and major motorway access. Location benefits from proximity to Bordeaux (1 hour 20 minutes) and Biarritz (1 hour 30 minutes).

The forest extends to approximately 38 hectares, predominantly comprising maritime pine plantations aged 9 to 40 years, complemented by coppice and high forest stands of mixed broadleaf species. This balanced forest structure offers interesting management potential. A functional wood pigeon shooting lodge with observation post, flight corridors and ground facilities is established on the property.

At the heart of the estate, a traditional Landes airial (farmstead) accommodates a renovated 250 m² residential dwelling (2010 renovation) comprising five bedrooms arranged over two levels, together with six ancillary buildings (bread oven, pigsty, four-box stable, storage barns and workshop).
