About this property
This productive forestry estate extends over 111 hectares (274 acres) in western Ardèche, within the Massif Central. The forest occupies the north and south-facing slopes of a valley, with terrain comprising slopes and plateaux that are generally accessible.
The stands are predominantly composed of coniferous plantations established between 1960 and 1980, ranging from approximately 45 to 65 years old. The composition includes 40 hectares of Douglas fir as the dominant species, 30 hectares of other conifers (Pine and Spruce), with the remainder occupied by broadleaves and moorland on poor soils. The Douglas fir presents remarkable timber volumes exceeding 700 m³ per hectare, with diameters ranging from 25 to over 80 cm. Overall health status is satisfactory, with the exception of approximately 4 hectares of Spruce affected by deadwood.
Significant forestry infrastructure works have been completed recently, facilitating harvesting operations and reducing extraction costs. The forest, lightly exploited in recent decades, carries substantial standing timber, permitting harvesting operations from acquisition onwards within a sustainable management framework.
