About this property
Located in the Dordogne department near Périgueux, these two distinct forest parcels, separated by a communal track, offer a combined area of 10.22 hectares (25.2 acres). The woodland comprises primarily coniferous plantations established in 1989, which have benefited from thinning operations.
The first parcel extends to approximately 1.43 hectares (3.5 acres) and features a Corsican pine plantation with an average diameter of 25–30 cm and average height of 13 metres. Stocking density stands at 450 stems per hectare. A broadleaf border of approximately 0.1 hectares completes this parcel. The second parcel covers approximately 6.63 hectares (16.4 acres) of maritime pine, displaying an average diameter of 35 cm and height of 16 metres, with a stocking density of 375 stems per hectare. The finest specimens reach 55–60 cm in diameter. The remainder comprises young coppice from former natural regeneration.
Both parcels benefit from easy access via a track on gently undulating terrain. A timber stacking area facilitates forestry operations. Two water features of approximately 1,500 m² and 200 m² enhance the second parcel.
